The Renters' Rights Act 2025
The Renters' Rights Act 2025 (c. 31) is the most significant reform of the private rented sector in England in over 30 years. It abolishes Section 21 'no-fault' evictions, moves all tenancies to a periodic (rolling) basis, introduces new rules for rent increases, and gives tenants new rights around pets, property standards, and more.
The Act comes into force on 1 May 2026. From that date, all existing and new tenancies must comply with the new rules.
Landlords who continue to use outdated tenancy agreements or templates that reference abolished sections of the law risk being unable to serve valid notices, recover possession, or enforce tenancy terms.
